The initial target portfolio across the Emirates altered due to the collapse of local property markets. The fund has patiently bided its time, seeking better value and recently invested in high quality, sea front residential apartments in Abu Dhabi. It will continue to seek realistically priced opportunities for long term growth.


epi Foxtrot Limited Partnership – UAEPP

Following the success of the Dubai Office Syndicate, the UAE Property Partnership was launched in summer 2008. With approximately $50m raised, the Syndicate invests in commercial real estate in Abu Dhabi and Dubai. Despite the severe downturn in property yields and prices, which has caused dramatic reassessments of achievable returns and investment horizons, the fund has blue chip core holdings and good liquidity.

epi Echo Syndicate Limited Partnership – OPS

The Oceania Property Syndicate involves a 60% interest in a joint venture project to construct a hotel and mixed use complex comprising 120 units on one of the last remaining waterfront land lots along the Peel inlet in Mandurah, WA. Using the same team that brought the highly successful Boronia development to epi International, this project hopes to gain from an upswing in West Australia’s resource based economy.

With Dubai experiencing unprecedented growth and a chronic shortage of high quality commercial real estate, the Dubai Office Syndicate purchased four floors of premium office space in the Dubai International Financial Centre, the Emirates most sought after business district. The investment saw exceptional growth, which was capitalised with the sale of the units producing a gross gain of over 60% in 18 months.

epi Charlie Syndicate Limited Partnership – Salvado Rd.

COMPLETED | RETURNED 22% p.a.

This blue-chip investment involved a premium office building located just 3 kms from the Central Business District in Perth, Western Australia’s capital city. Having acquired the property, the commercial office market continued to exhibit strong growth and after only 17 months an opportunity was taken to sell the property
for a gross capital gain of 34%.


epi Bravo Syndicate Limited Partnership – Willy Bay

Located in the heart of Western Australia’s premium wine growing region, the Willy Bay Resort originally consisted of 10 budget chalets. The first stage of development involved refurbishing the existing chalets to a premium standard. Now the stunning 2 bed units sit alongside a trout lake amongst 75 acres of glorious Margaret River countryside with all management facilities onsite.

epi No. 1 Limited Partnership – Boronia

Boronia was epi International’s first investment offering. Centred on a Perth suburb consisting of 330 land lots sold over 4 stages, Boronia received national media coverage following the overwhelming public response to the first stage of land being released at the end of 2006. With 93% of land lots now sold and full capital returned to investors last year, current projections indicate overall returns in excess of 15%.
